The first set of regulatory judgements

RSH

The Regulator of Social Housing?s (RSH) inspection programme [ [link removed] ] for large social landlords began on 1 April 2024 and will span at least four years. The programme aims to proactively verify landlords' compliance with consumer standards and enhance long-term tenant services. RSH also engages responsively, based on tenant and stakeholder referrals.

RHS recently inspected Watford Community Housing Trust and Nottingham Community Housing Association Limited (NCHA). RSH confirmed that both landlords meet governance and viability requirements and have strong financial capacity. They also comply with new consumer standards, addressing tenant issues effectively.

Smart Meter installation
Electric meter

Smart meters record the cost and amount of energy you are using in your home. They update every 30 minutes for gas and in near real-time for electricity. Smart meters help consumers to manage their energy use, save money and reduce emissions that lead to climate change.

Nottingham achieved 67% Smart Meter installation coverage in domestic homes in March 2024. This is an increase from 60% in March 2023.?

To find out more about smart meters, visit this page [ [link removed] ].?

House price growth

HPI May

According to the latest UK Housing Price Index [ [link removed] ] the *average price of a home in Nottingham in May was ?192,343.* This is an annual growth rate of -1.9%.

Zoopla's UK House Price Index - July 2024 [ [link removed] ] report highlights that nationally 12% homes for sale were previously rented while 40% remain in the rental sector after sale or sale failure. There are 16% more homes for sale nationally than a year ago, although this may be due to inability to sell.

Rental inflation rate keeps dropping

residential rental growth

*Annual rental inflation in Nottingham has **
*slowed to 4.8%, down from 9.3% a year ago. **This is the lowest rate since September 2021, according to Zoopla?s latest quarterly Rental Market Report [ [link removed] ]. The decline from 2023 onwards may indicate market stabilization. This is probably partially due to the increase of Local Housing Allowance rates in April 2024, which has provided greater affordability to tenants, by sustaining rental prices and demand.?

*The average rental price in Nottingham was ?935pcm in June, with renters paying 25% more than they were 3 years ago.*
