New council homes set for St Anns

New housing St Anns

Nottingham City Homes looks set to build 24 new affordable rent council homes on the site of a former care home in St Anns after getting the green light from the city council?s Executive Board in February.

The new energy efficient properties will be part funded by Right-to-Buy replacement funding ? money councils receive when tenants buy their council homes.? Find out more here


Equalities nod for Riverside Housing

Stonewall

Riverside Housing are officially the top housing employer in Britain for Lesbian, Gay, Bisexual & Transgender equality. LGBT rights campaigner Stonewall compiles a well-established annual ?Top 100? employers from submissions to the Workplace Equality Index, a benchmarking tool used by employers to assess their achievements and progress on equality in the workplace and their wider work in the community and service provision.

Riverside were placed 12th in Stonewall?s latest list, an impressive jump from 57th in the previous year. Full article here


NCHA gets funding to decarbonise homes

NCHA social decarbonisation

Nottingham Community Housing Association have been awarded ?800k following a successful bid by the Midlands Energy Hub to Government?s Social Housing Decarbonisation Fund.

NCHA?s portion of the funding will support its decarbonation project and help make some customer?s homes more energy efficient with affordability and warmth benefits. ?NCHA will be identifying homes for these upgrades soon and will contact affected customers with details of the works.


Residents give cancer charity a funding boost

Macmillan fundraiser

Residents of Albert Ball House independent living scheme joined other Johnnie Johnson Housing residents across the region in fundraising ?1,500 for Macmillan Cancer Support.

Residents held various activities during their Macmillan coffee mornings, helping bring their community together while raising an amount equivalent to the funding of a Macmillian nurse for a week and a grant to help a family affected by cancer take a holiday.? Well done and thank you to all involved.

Levelling Up White Paper & the PRS

Levelling Up

February saw the launch of the Government?s Levelling Up White Paper, which includes a number of targets & measures that will impact the private rented sector, many already in the pipeline, including:

  • A Decent Homes Standard for the private rented sector
  • Exploration of a national landlord register
  • Tenant protection measures including a ban on Section 21 eviction notices
  • A promise to take action on housing quality and to boost housebuilding

HMO & Selective License condition changes

If you?re a landlord with properties in Nottingham applying for a new licence and haven?t checked out the updated licence conditions for HMO (part 2) and Selective (part 3 licences) a summary can be found here

The biggest change is the requirement for a written waste management plan (see Dealing with rubbish in the below link).

The conditions will, in general only apply to new licences, they will not be applied retrospectively

There may also be some problem properties where the council will propose the new conditions on the licence holder through the normal variation process.

Nottingham residents survey on money issues

NFRP

Nottingham Financial Resilience Partnership is made up of all the organisations in Nottingham that help people with money in some way and are one of the city council's many partners whose work impacts the homelessness prevention agenda.

NFRP would like to hear from Nottingham residents about their experiences and views on money issues at the moment so that it can ensure it is doing everything possible to help people in Nottingham during an exceptionally difficult period that is seeing a steep rise in the cost of living.

Rough sleeping annual estimates published

Government recently published the results of its 2021 annual rough sleeping estimates which showed a 9% decrease in England on 2020 figures. The estimate is compiled from returns from individuals local authorities and based on a snapshot on a single night in autumn.

Nottingham used a count-informed estimate identifying 23 rough sleepers: a 26% reduction on 2020 and its lowest annual estimate submission since 2015. ?Demand for rough sleeping services however remains high and the decrease is testament to the suite of support & accommodation partners in Nottingham provide.

From rough sleeping to settled tenancy, meet Joe

Meet Joe

Framework?s Street Outreach Team has been a lifeline for people sleeping rough in Nottingham for years, working alongside partners and its wider accommodation services to deliver vital targeted support.

One such recipient of their support is Joe, who went from rough sleeping in a Nottingham car park to his own tenancy and is being supported to gain the skills he needs to maintain it, find a job and build a better life. Read Joe?s story here

Ultra-low energy works benefit Sneinton homes

Energiesprong completion in Sneinton

A project to introduce innovative energy saving measures to council homes in Nottingham has been completed, with one tenant stating that his new look home ?feels like a penthouse?.

12 formerly hard-to-heat council homes ? five houses and seven bungalows ? on Keswick Street in the Sneinton area of the city have been transformed into ultra-low energy homes using the ground-breaking Energiesprong approach. Nottingham was the first place in the UK to pilot this, creating?homes that are near net zero carbon. Full article here


Council recognised at Energy Awards event

Energy efficiency awards

Nottingham City Council has been named Local Authority of the Year at the National Energy Efficiency Awards.

The council was recognised for helping over 10,000 households reduce their energy bills and carrying out energy saving improvements to over 300 homes. It was also awarded second place in the Fuel Poverty & Vulnerable Campaign Support category.

At the same event Ellen Cooper-Tydeman, Fuel Poverty Project Manager for the Midlands Energy Hub scooped Business Development Manager of the Year, having developed large-scale retrofit projects across the Midlands and led bids securing over ?150m in funding for local authorities in the region to improve the energy efficiency of rented homes.


Energy price cap rise imminent

From April the Energy Price cap rises by 54%, sharply lifting the limit on the amount energy companies can charge per kilowatt hour for household gas and electric. It?s expected households will pay an extra ?693 per year on average.

Nottingham has been taking action against fuel poverty for years and although Government announced measures to help reduce the impact for households have been welcomed, this unprecedented increase will hit many households hard. In a recent bulletin message Nottingham City Council Deputy Leader Cllr Sally Longford Nottingham signposts some key resources to help support citizens reduce their fuel costs. Read more here

Strong growth in local house prices

House Price Growth Dec 2021

The latest ONS UK House Price Index reveals house prices in Nottingham grew by 7.2% in the year to December 2021.

Although relatively high when compared with growth rates in 2019 and early 2020 the rate is lower than for England (10.7%), the East Midlands (12.1%) and Nottinghamshire (14%). Annual growth in Nottingham however did begin to rise earlier than these areas during the boom impacted by the pandemic, peaking at 9.9% in August 2020.


City rents rise 10.6% in a year

Rental growth Q4 2021

Nottingham saw the highest year on year growth in residential rental prices of all English cities, according to the Hometrack UK Rental Market Report for Q4 2021.

Rental price growth across the country dipped during the first 12 months of the pandemic but bounced back as the main restrictions were lifted in spring 2021. Rental growth in Nottingham has followed the trend of the national picture but has remained consistently above it.
