B.C. leads the way as residential building booms in Canada, despite pandemic

It was a banner year for the value of residential building permits across Canada in 2020, despite early concerns the pandemic would devalue housing prices and shut or slow down construction. According to the most recent data from Statistics Canada, British Columbia led the pack with a 27.8 per cent increase in the value of residential building permits in November over the month before. Across the country, their value rose 10 per cent in November to a total of $6.4 billion compared to the previous month.
Neil Moody, CEO of the Canadian Home Builders' Association of B.C., says one part of the market that took a bit longer to recover was home renovations, which represents about half the jobs in the sector.

"The machinery and rules of various city halls favour big projects produced by big developers. This culture of “big approvals” produces rezonings, which generate Community Amenity Contributions that augment the public purse, which in turn keeps property taxes low. In Vancouver, such expected CAC revenue is so hardwired into development approval processes that it is an actual line item in the municipal budget. Does this put elected officials in a conflict of interest at any public hearing when they vote on projects that contribute to their own approved annual budget?
The city’s four-year election cycle further solidifies the “big approval” culture at city hall, because re-election campaigns rely on “What I have done for you lately” self-promotion. Politicians vie to claim they have kept property taxes low.
But like watered-down beer, the “big approval” approach to development in Vancouver deprives us of tasty alternatives."

B.C. strata insurance market could take years to correct: BCFSA

It may take years before British Columbia’s unhealthy strata insurance market normalizes, according to the BC Financial Services Authority (BCFSA).
In its final report to government, the BCFSA cautioned that there is no simple fix for a market that has seen premiums and deductibles jump by double- and triple-digit percentage increases in a relatively short period of time.
'What has been occurring in this province is not typical,' the report notes.

Go Electric Home and Workplace Charger Rebates

The Province, in partnership with BC Hydro and FortisBC, is providing rebates for the purchase and installation of electric vehicle (EV) chargers for homes and workplaces across B.C.
Starting December 4, 2020 rebates of up to 50% (up to $700) are available to install a Level 2 (240 volt) charging station in a single-family home. Once the limited time offer expires rebates will continue to be available of up to 50% (up to $350).
Also starting December 4, 2020, for a limited time, condominiums, apartments and workplaces can apply for rebates of up to 50% (up to $4,000) per station, as well as five hours of free support services from an EV Charging Advisor. Once the limited time offer expires, rebates will continue to be available of up to 50% (up to $2,000) per station.
