AHC Highlights Growth and Impact in 2025

Happy New Year! In 2025, AHC expanded its reach with new developments, celebrated resident successes, and strengthened partnerships across the mid-Atlantic region, all while keeping residents at the heart. Thank you to all of the partners, donors, volunteers, and staff members who helped make the year one full of growth! 


Stepping into 2026, we’re excited to build on this momentum and continue driving meaningful change. 

REAL ESTATE RECAP

Allium Place Reaches Full Occupancy

We’re proud to share that Allium Place, our newest community in partnership with Habitat for Humanity Metro Maryland and Montgomery County, reached 100% occupancy this past December, completing full stabilization within one year of lease-up.


This means 168 households are now rooted in stable, affordable housing in a market where access remains a challenge. Allium has welcomed working families, seniors, and individuals seeking long-term housing security, reinforcing our commitment to inclusive, community-centered development.


For the surrounding neighborhood, full occupancy supports economic stability, strengthens local businesses, and helps reduce displacement by keeping residents connected to jobs, schools, and essential services. 

Poe Homes Redevelopment Prepares for Phase 1

On January 13, members of AHC’s Real Estate Development team presented the 2026 redevelopment plan for Poe Homes at a community meeting. The Housing Authority of Baltimore City and Greater Baltimore AHC are moving forward with the redevelopment plan for Poe Homes, which includes 521 new units designed as a mix of row homes, walk-ups, and buildings with an elevator.


The plan reflects our commitment to creating a mixed-income, sustainable community with improved connectivity and diverse housing options. Phase 1, featuring 74 units, is scheduled for financing in Spring 2026. Demolition for the first phase will begin early this year, with construction anticipated to start in late 2027.

Each month, we're marking this milestone year by sharing insights into our history and spotlighting the people who have been instrumental to AHC's journey.

AHC Origins: Early Advocates Look Back on 50 Years

In April 1975, a public forum brought together Arlington community leaders, housing advocates, and county officials, all seeking solutions to the county's growing affordable housing crisis. What emerged from that gathering would become AHC — originally Arlington Housing Corporation, now known as Affordable Homes & Communities — an organization that has spent the past 50 years proving affordable housing is about far more than four walls and a roof.


"It was really very exciting," Terri Lynch, AHC Co-Founder, said. "We knew there was this great need for affordable housing, as there is today, and Arlington did not have any vehicle to start to try and address that need."

AHC Highlighted in Affordable Housing Handbook

Bob Simpson, Founder and CEO of the Multifamily Impact Council, recently featured AHC’s property management transition in an issue of his Affordable Housing Handbook. Bob writes that property management innovations don't have to be flashy to make a real difference. Our consolidation from four management partners to two — CAPREIT and Kettler — was about something fundamental: creating consistency across our portfolio. 


Strong property management partners give us the foundation to focus on what we do best: building quality housing and delivering holistic resident services that help people thrive. 

The Premier Acquisition Featured in Bisnow

Bisnow featured AHC and BrookWynn Capital for the $42M acquisition of The Premier, a 160-unit Silver Spring high-rise. The partnership is converting 100 homes to affordable and workforce housing while keeping all residents in place, investing in improvements, and introducing onsite Resident Services to better support families.

CCR Students Explore Military Pathways 

AHC recently hosted a military pathways interest meeting for high school students in the College and Career Readiness (CCR) program, focused on West Point and other military service options after graduation.  


In partnership with AHC Board Member Terron Sims, guest speakers E. Sean Lanier and Dr. Joe Funderburke shared their military experiences and answered students’ questions about ROTC programs, service academies, and military careers. The session reflects AHC’s ongoing efforts to expand access to a range of post-graduation pathways.  

ICYMI: New ELEVATE Program to Support Economic Mobility 

In case you missed it, AHC is launching ELEVATE, a new economic mobility program designed to help residents build financial stability and work toward greater self-sufficiency. The program is currently recruiting residents interested in one-on-one support with workforce development, financial wellness, and goal setting.  

Holiday Fun With AHC


Resident Services marked the holiday season by hosting community gatherings, creating opportunities for residents to connect. Thank you to everyone who helped make the holidays brighter for AHC residents!

GET INVOLVED

Join AHC for MLK Day of Service

Honor Dr. Martin Luther King Jr.’s legacy and support AHC by participating in MLK Day of Service events on Monday, January 19!


In Arlington, AHC is partnering with Volunteer Arlington for in-person and at-home service opportunities, while additional volunteer projects will support AHC communities in Baltimore and Montgomery County. You can make fleece blankets, snack bags, and welcome baskets, or join a “Listen & Learn” conversation on affordable housing. 

Spreading Holiday Cheer Across AHC Communities 

In December, more than 350 AHC volunteers came together to make 3,500+ snack and gift bags for the residents of our communities. Thank you to all the volunteers who made the holiday season a memorable one for our residents!


With the help of our generous community, we not only met but exceeded our $15,000 year-end Growing Together match challenge, supporting even more families living in AHC homes. Together, we can continue planting seeds of opportunity in the new year!
