Dear Subscriber, We are writing because you expressed interest in the Light Rail Communities Project at Snohomish County. Proposed Light Rail Community (LRC) zone regulations are being brought forward to Planning Commission for a hearing on January 27, 2026. The LRC zone is proposed for areas generally within a 0.5-mile radius of the future Ash Way, Mariner, and SR 99/Airport Road light rail stations. These areas are currently zoned as Urban Center (UC) and are proposed to transition to the new LRC zone. The LRC zone supports high-density residential, commercial, and mixed use developments. The regulations encourage multi-story buildings that are transit and pedestrian oriented near light rail stations. Code amendments are also being proposed to the Mixed Use Corridor (MUC) zone for inclusionary housing and amenity area regulations. The draft LRC zone was shared for public comments from February to March 2025. Information including a copy of the proposed LRC zone regulations are available on the Light Rail Communities webpage. After the LRC zone amendments receive a hearing at Planning Commission, an ordinance will be brought forward to County Council for consideration. The tentative timeframe for this is Spring 2026.
