📜 State Budget Coalition Letter: Priority Investments for Housing & Homelessness

 

California currently has almost 45K shovel-ready affordable homes in the pipeline, waiting on funding to move into construction. Our new state budget coalition letter, signed by dozens of diverse organizations from across the state, highlights priority investments that can help California tackle its housing and homelessness crises—and prevent the loss of tens of thousands of affordable housing units over the next decade. California needs to invest $2.8 billion in the 2026-27 fiscal year to maintain affordable housing production and support the state's most successful homelessness programs.

Our coalition's proposal can help California keep making progress toward all of its housing goals by:

  • Maintaining affordable housing production 
  • Preserving existing affordable homes 
  • Increasing homeownership opportunities 
  • Restoring funding for homelessness programs

It’s time to come together and get into the holiday spirit! You’re invited to the NPH Annual Holiday Member Party, happening Thursday, December 4 (5:30-8:30PM PT) at Fluid510 in Oakland!

The NPH Holiday Member Party is open to members and those considering membership. It’s an opportunity to socialize, connect with the affordable housing community, and hear updates on strategy, policy, and programs for 2026. 📈 Maximize Your Membership: Join an NPH Working Group

Dive deeper into our collective work toward housing and racial justice in the Bay Area by engaging with our working groups! Learn more below:

  • Join us at the NPH office in San Francisco (or virtually!) for our November convening of the Strategic Communications Council on Wednesday, November 5 from 3-4PM PT. This meeting will be an opportunity to deepen our peer connections and discuss how the affordable housing industry communicates with our neighbors and communities.
      
  • Join our Legislative Issues Committee to discuss topics related to housing policy, funding, and programs on the regional, state, and federal levels, and make preliminary recommendations to guide and inform NPH’s position on each issue. The group typically meets monthly on the first Thursday of each month.

💻 November NPH Trainings: Liberatory Mindset + Voter Engagement

  • Organizational Change Centering People, Community, and Justice: Leading with a Liberatory Mindset, Tuesday, November 4 from 12-1:30PM Join us virtually for a training that will share an approach you can use right away in your team development, strategic planning, decision-making, and culture building to nurture strong and just organizations. Liberatory Leadership fosters self-awareness, acknowledges the way inequities are built into our systems, and shifts the power of designing solutions to those who are most impacted.
 

🌟 Board Member Spotlight: Preston Prince

 

The NPH Board plays a vital role in helping move our collective work forward and deserves a moment in the spotlight! Join us in celebrating Preston Prince, Executive Director for the Santa Clara County Housing Authority, and NPH Board Member!

Prior to joining Santa Clara County Housing Authority, Preston Prince served as the CEO and Executive Director of Fresno Housing, the county’s largest affordable housing developer and landlord, where he oversaw a diverse housing portfolio serving 50,000 low-income residents through 13,000 housing choice vouchers and 5,000 public and affordable units, of which 2,400 new units were created during his tenure. In his early professional career, Preston was dedicated to creating and securing financing for affordable housing, working with both nonprofits and public housing agencies across Washington state. As a public housing leader, he is passionate about the connection between housing and education and builds essential partnerships to promote education in low-income housing communities.

He is a board member for the National Association of Housing and Redevelopment Officials (NAHRO), the California Housing Finance Agency, and the National Public Housing Museum. Preston holds a master’s degree in urban affairs and policy analysis and a bachelor’s degree in liberal arts from New School University in New York City.

Preston joined the NPH Board in 2024 and is a valued member of the Board. Thank you for your work as an NPH Board Member!

11/7, EAH Housing - Lightfighter Village Grand Opening Join EAH Housing to celebrate the Grand Opening of Lightfighter Village, their newest affordable housing community in Marina. Located on the former Fort Ord base, Lightfighter Village includes 71 affordable homes for individuals and families, paired with wraparound services that promote stability, connection, and well-being.
