Save NYC is focused on highlighting the devastation of Local Law 97. What is Local Law 97 and what are its Consequences? Under Local Law 97, which takes effect over the next two years, apartment buildings including Co-Ops and Condominiums will have to convert from natural gas or oil to electric heat. This is at their own expense. The implementation requires a gut of building-wide heating from steam (from Con-Ed), diesel and natural gas, and the installation of costly heat pumps run by electricity. The only place for these units is a building roof and who knows if their roofs can withstand these units without structural upgrades. The result is Electric Heat for All with this law. The costs including conversion and higher monthly heating bills will make living in their Co-Ops and Condos unaffordable for many New Yorkers. If you think Electric AC is Bad, double or triple that cost for Electric Heat. What is the Result of this Draconian Law? Buildings and owners faced with assessments that they cannot afford, will be forced to sell or abandon their units which will lead to a collapse of these markets, destruction of owner equity and force these former apartment owners to leave NYC. Most of these buildings have a 3 month reserve for rainy day funds, but this is well beyond what any building could temporarily withstand with no end in sight to recoup these upgrade costs with unbearable assessments, devastation in retrofits and remediations for lead and asbestos common in many of these older buildings. Mamdani, a man who has never proposed any legislation, fully supports the rigorous enforcement of Local Law 97. Cuomo, a man who at least gets how building’s operate, will delay enforcement and possibly more and Curtis Sliwa fully supports the elimination of this law. The Cost of Electric Heat? Electric heat is also much more expensive than either oil or natural gas. One gallon of heating oil generates as much heat as 40.6 KWH of electricity. The average cost per gallon of heating oil in NYC is $3.90 and the average per KWH cost is $0.31. Doing the math 40.6 KWH, which would provide as much heat as one gallon of heating oil would cost $12.59 to produce as much heat as a $3.90 gallon of heating oil. One therm of natural gas generates as much heat as 29.3KWH. The average cost per therm in NYC is about $2.00 that is because there is an initial monthly charge in addition to a higher per therm charge for the first 43.9 therms and then a lower charge thereafter. It averages out to about $2.00 per therm. Doing the math 29.3 KWH which would provide as much heat as one therm would cost $9.08 to produce as much heat as $2.00 of natural gas. Electric heat costs about 3 times as much as heating oil and 4.5 times as much as natural gas. Converting to electric heat would result in huge increases in heating costs with limited environmental impact. The electricity generated to produce electric heat is mostly done by burning fossil fuels. SAVE NYC estimates that the conversion assessment and the increase in energy costs would increase monthly maintenance by about $1,000 per month and possibly more. With increased demand an no new supply electric rates would go higher and so would the monthly increase. SAVE NYC correctly believes that many middle class and retired New Yorkers could not afford the $1,000 plus monthly increase in their living costs and would be forced to sell their apartments. This could easily lead to a huge glut of apartments for sale leading to drastic price reductions and or owners not being able to pay their maintenance and forcing bankruptcies of Co-Ops and the inability of Condos to collect the common charges. The market could collapse, apartment owners would not only loose their equity but also their ability to afford to live in their units. They would have to find a new place to live, most likely out of NYC. Mandani’s Socialist Dream of Eliminating the Ownership of Private Property Rigorous enforcement of Local Law 97 would collapse the Co-Op and Condo market and accomplish Mamdani’s dream, the elimination of private property rights in NYC. All of this would be done in the name of a bogus green energy scam. Fossil fuel burned elsewhere would produce the electricity to run these alleged “green energy buildings”. Once buildings go bankrupt, NYC would take them over and turn then into homeless housing. The homeless would have a place to live and the original homeowners would become homeless. That is the Mamdani dream. New York voters must be made aware of the consequence of a $1,000 per month rent increase combined with significant higher electric bills because they would be paying for their own heat at over triple the price of their fossil fuel heat. Misguided Ideology Local Law 97 does not reduce greenhouse gas emission. All it does is make life less affordable with disastrous economic consequences and the electricity needed is still generated by Fossil Fuels. HOW DO YOU Protect NYC from the Destructive Policies of Mamdani? Turnout is the Winning Strategy Voter turnout in NYC Mayoral Elections is low compared to the turnout in presidential election years. Since 2000 the average turnout in NYC for a presidential election is about 60% of the voters. Voter turnout in NYC Mayoral elections have been steadily dropping from 41% in 2000 to 23% in 2021. This is the key to the Socialist victory. The Socialist vote and the rest mostly stay home and the socialist win. Voter apathy is the death of democracy. This is the problem and the solution. The Socialists will be energized and they will turnout. Unless there is strong turnout by everyday New Yorkers who will be negatively impacted by bad Socialist policies the Socialists will win. Mamdani will be defeated if average hard working New Yorkers go to the polls in large numbers and vote for anyone but Mamdani. If voter turnout is consistent with prior years Mamdani wins. If voter turnout is 45% then both Sliwa and Cuomo will outperform Mamdani. The math is simple if voters are made aware of the consequence of a Mamdani victory more everyday New Yorkers will turn out and vote. That is why every Co-Op or Condo owner must wake up, vote and preserve their property right and home equity. Everyone who is opposed to Democrat Antisemitism most vote for someone other than Mamdani. Every New Yorker who is against higher taxes, defunding the police and government takeover of whatever they can get away with must step up and vote for someone other than Mamdani. Mamdani’s Socialism is Contagious – CONNECTICUT IS NEXT During the Pandemic, Connecticut Democrat leaders followed the lead of NYC Democrat leaders and let COVID infected individuals to be admitted to nursing homes. Thousands died and on a per capita basis more people died in Connecticut Nursing Homes compared to NYC Nursing Home Covid deaths. It is never a good ideal to follow the leader and copy the mistake of NYC. Connecticut Version of Destroying Private Property Rights and Equity by Destroying Single Family Zoning Connecticut’s Socialist policies will destroy middle class housing. It is not through the electric heat mandates but through the destruction of single family neighborhood by allowing under the pretext of affordable housing the building of multifamily housing units in single family zones. Connecticut homeowners home equity and the right to live in single family zones is being attacked by the Connecticut Democrats under the guise of affordable housing. When a one family neighborhood is converted into a mixed-use neighborhood with apartment buildings next to single family homes and even commercial establishments, the value of the home declines. The homeowner who purchased their home with the expectation that they would be living in a single-family neighborhood does not get the value of what they bargained for. The multi-family apartment buildings will be rentals and renters will replace homeowners. Renters are less invested in the local landscape. They are deprived of the potential to build equity in their residence. This is a victory toward realizing the Socialist plan of eliminating private owned homes. Municipal Elections in Connecticut Count In Connecticut, municipal elections are underway. THE ONLY WAY TO STOP THE DESTRUCTION OF THE SINGLE FAMILY NEIGHBORHOODS IS TO VOTE FOR LOCAL CANDIDATES WHO ARE OPPOSED TO THE DESTRUCTION OF THE SINGLE FAMILY NEIGHBORHOOD. This will send a message to the Democrat State Legislature whose members face re-election next year. Voters are fed up with all these mandates and want local control. They, not Hartford should decide the future of their towns.
