### **A Glimmer of Hope for Existing Home Sales?**

After months of sluggish performance, the existing home sales market has finally shown signs of life. The latest numbers indicate that the annualized pace of sales has ticked up, albeit modestly, from 3.9 million to 3.95 million in July.

While this is hardly a cause for celebration, it's a welcome respite from the downward trend that had been plaguing the market. As we noted earlier, existing home sales represent a significant chunk of the overall home sales pie, and their performance has a ripple effect on the broader economy.

The numbers are still far from encouraging, however. The median price of $422,600 may be up 4.2% year-over-year, but it's clear that affordability remains a major issue for many would-be buyers. Meanwhile, inventory levels remain stubbornly low, with a mere 0.8% month-over-month increase and a still-concerning 19.8% year-over-year gain.
