Faith-based organizations often have excess land that they can make available for affordable housing. Unfortunately, many of these organizations are located in areas that are not zoned to permit multifamily housing. The Yes In God’s Backyard Act (YIGBY) puts a dent in the housing shortage and homelessness crisis by removing this restrictive zoning and allowing nonprofit religious institutions to build affordable homes on their land. The bill requires them to maintain middle/low-income affordability, partner with a housing manager, and comply with health and safety standards. Five percent of homes can be set aside for staff and clergy, and all others must be available regardless of religious beliefs.
We’re already seeing some successes on the local level in places like San Francisco, where they’ve already passed a state level YIGBY policy. St. Mark’s Square on Cathedral Hill is set to build multiple project creating more than 300 homes that are 100% affordable housing. Forest Hill Christian Church, which SF YIMBY has been advocating with since 2018, will finally be able to build 150 new homes on their land.
Enabling faith-based organizations to fulfill their missions by building affordable housing by-right on their property will provide more dedicated affordable housing and improved access to community amenities and support systems. It could unlock opportunities for thousands more homes across the country!
