John,

It’s the last day of the DNC convention in Chicago, and between all the balloons, inspiring speeches, and dazzling graphics, Democrats are hard at work organizing behind the issues.

From breakout sessions on “Solutions to America’s Housing Crisis” and student debt relief, to Gov. Walz’s electrifying warning about Trump (“If these guys get back in the White House, they’ll start jacking up the costs on the middle class”), it’s clear that affordability is one of the most important issues for Democrats this year.

Back home, this comes as no surprise to New Yorkers. In a new study with the Federal Reserve Bank of New York on household affordability, my office found that New Yorkers are struggling to make debt payments as we face falling wages and one of the highest inflation rates in the country.

Delinquency rates on auto loans, and especially credit cards, have increased in big ways over the past year — with NYC's rates higher than the national average. To make matters worse, our most vulnerable communities are bearing the brunt of the affordability crisis.

Our new study found that Bronxites and people with lower incomes — who are disproportionately Black and brown — are hit the hardest by household debt. Plus, making credit payments is even harder for those with student debt.

We have lots of work to do to close the wealth gap and ensure that all New Yorkers are able to thrive — no matter their zip code or income level. We need more affordable housing, more child care seats, and stronger services to make our city more livable.

That’s my vision for New York City.
