You may have recourse under New York's new "Good Cause" eviction law. While there are lots of exemptions—buildings constructed since 2009 aren't covered, and neither are those owned individually or collectively by “small landlords,” who have a stake in no more than 10 apartments statewide—tenants who are eligible can now dispute rent hikes above 8.82 percent.
