The Finalists Have Been Announced for the 'Sweetest' Georgie Awards Yet!

Excitement is building for the 2024 Georgie Awards Gala as the Canadian Home Builders' Association of British Columbia has handed out a record number of "Golden Tickets" to finalists for B.C.'s premier home building awards.

On Saturday, May 25, 2024, the Hyatt Regency Hotel in Vancouver will be transformed into the whimsical world of Charlie and the Chocolate Factory. The 32nd edition of the Georgie Awards will bring BC’s best homebuilders, renovators, real estate industry professionals and guests to celebrate home building excellence from across the province.

The 2024 awards feature 52 categories grouped in six focus areas: Residential Construction — New; Residential Construction — Renovation; Interior Design, Merchandising and Landscaping; Sales and Marketing; Special Achievement Awards; and the Grand Georgie Awards.

Province Seeks Input on Single Egress Stairway Designs

Late last week, the BC government issued a request for proposal seeking a response from consultants with expertise in building design, engineering, and fire and life safety to better understand the potential for single egress stair designs in B.C. buildings.

CHBA BC has advocated for building code changes to enable single stair buildings (with additional fire and life safety conditions) as a measure to address affordability and the supply of housing. This will increase the supply of 'missing middle' housing by making the development of smaller properties more feasible, increase the floor area efficiency of small multi-unit residential buildings and improve the sustainability and design flexibility of such buildings.

Current British Columbia Building Code and British Columbia Fire Code requirements call for at least two egress, or exit, stairwells per floor in many buildings three storeys and higher. The RFP seeks options for what would be needed to protect safety, access and egress of occupants, while achieving the benefits of single egress stair designs in buildings up to eight storeys — more flexibility for multi-bedroom apartments, more density within areas of transit-oriented development and the potential to improve energy efficiency in buildings.

Record Low Builder Sentiment Foreshadows Troubling Housing Starts, Underscoring Need For Housing Policy Changes

CHBA National's Housing Market Index for Q4 2023 has been released and the results show builders are increasingly worried about the state of industry conditions, and that housing starts will be further repressed in 2024.

The HMI, which is measured between 0 and 100, reached an all-time low for single-family builder sentiment, at 24.6 — surpassing the previous low recorded of 26.2 in Q4 2022. The multi-family HMI declined to 29.1. And reflective of the falling HMI previously, 2023 saw 64% of builders surveyed build fewer homes because of the high interest rate environment and 30% said they canceled projects.

The latest HMI demonstrates Canada needs a course correction through policy and financial/mortgage systems changes to create an environment conducive to building more much-needed housing supply.

Secondary Suite Program Expands, Adds Housing in 16 Regional Districts BC Government

Eligibility for the upcoming Secondary Suites Incentive Program (SSIP) is being expanded to 16 regional districts.

The three-year pilot SSIP was introduced in September 2023 and is set to launch in April 2024 to support the delivery of as many as 1,000 affordable rental units per year for three years. To do so, the SSIP will provide approximately 3,000 homeowners with forgivable loans for as much as $40,000 to create a new secondary suite or an accessory dwelling unit on their property. To qualify, the units must be rented below market rates for at least five years.

Residential Enclosure Retrofits: A Hands-On Experience

This new training course specifically focuses on the limitations and challenges contractors face when undertaking enclosure retrofits on existing homes. Contrary to new builds, retrofits come with many challenges from unknowns, including as-built products and materials, occupied conditions, phasing limitations, and existing structural configurations. These challenges must be met with creativity, adaptation, and a strong knowledge of best-practice retrofit solutions.

Upcoming sessions of this course are scheduled for March 12 in Penticton and April 10 in Nelson.
